After more than 16 years living in our home, we recently upgraded and were grateful to have Lennaea Sood and Gaurav Sood along for what turned out to be a rollercoaster of a ride. While my husband and I had been talking about selling and buying a larger home, we had no idea how to begin and we had the “our house won’t sell” attitude that was quickly changed.

It started with me casually messaging Lennaea asking to see a house in a neighborhood that we were interested in living in. We were looking at it, in person, the next day and both Gaurav and Lennaea were enthusiastic and ready to help set us down the path to success. Throughout this entire process, which took almost three full months, they were a text or phone call away and happy to answer questions and help guide us. We first got in contact with Gaurav Sood when our good friends purchased their home and raved about how their realtor expertly negotiated their new property. I first came to know Gaurav Sood, in July 2014. He was recommended by my mortgage broker I was working with at that time. We’ve been looking for a house for the past one year and we’ve worked with at least two different agents in the last year. However given the flourishing housing market with a limited budget and an unwillingness to compromise on the dream home, it was understandably quite difficult to get the right house. 

The first agent simply did not understand the market and as a result we lost two houses even before we could make an offer. Now, in a normal market such timelines would be reasonable, but not in the market we were trying to buy a house in.

The second agent we worked with, did not provide the required guidance on how much to make and offer for. Even with our best guesses, we’d often be outbid.

Then a friend who had very good words for Gaurav Sood & Lennaea Sood referred us to them. We spoke to them and I was immediately impressed with their enthusiasm about getting us a house.

It can be stressful selling a house. That stress is compounded when you are selling a house on behalf of someone you lost too soon. My dad was sick for a year while my sister Shannon and I scrambled to manage his medical care, and attend to our mom who was disabled and living in a care facility near our childhood home in Auburn. With Shannon in Los Angeles and myself living 2.5 hours away this was no easy task and we relied on having family. friends, and caregivers in Auburn to get us through the year. When my dad passed away in September 2014, our tasks shifted from managing medical decisions to handling the business of his estate. And Gaurav gave us some amazing options and strategies to play against such situations. We began our search in mid- Jan and by mid-March we are owners of our dream home in one of the very beautiful neighborhoods of Kirkland. It’s still hard to believe we beat over 9 offers and a cash offer we were up against. In the end we were still within our budget on this dream home. Gaurav diligently followed-up thru the entire process until closing was done. He was coordinating with our mortgage company, escrow company etc. as much as we were to ensure a smooth transition. By now he is more of a family to us. 

To summarize, during the home hunting process the agent and you need to be a strong team. Gaurav Sood & I met in 2010 when I was trying to bid for a house which was up on sale in Sammamish. The core values that he represented (especially what is right and what is wrong) & the professionalism impressed me. I decided to try him out as a seller’s agent when I was listing my house in 2012. We roughly had 15+ showing in 3 days with offers flowing in on the first day itself and the house was sold within 4 days, once we decided on which offer to accept.  In parallel (for my next home) he was negotiating with one of the toughest negotiators in the luxury home builders segment for my next home. When we put up the current estate home for sale, it took us 4 months since it was during offseason & a different market segment. I first talked to Gaurav Sood in early 2011. My wife and I were interested in a short-sale and I called up Gaurav Sood (he was the listing agent) and asked him a bunch of questions. I tried to assess whether he would jeopardize the deal if I came in at a higher offer. While most of the real estate agents would have jumped at that, he refused to do it since they had already made a verbal promise to another party. I liked his value system and business ethics. This set the stage for a strong relationship that spanned into multiple transactions since 2011. 

As we progressed in our search for our new house, we decided to try him out and over a period of few months, he worked diligently with us, to understand our needs and short-list the right property. There were a couple of characteristics that I was looking for and he met all of them:
