April 2021 Market update Hi Everyone! We are back with our April 2021 local market update 🙂 We waited a few days so you guys would believe us and not think that this update was an April Fools prank! LOL Seriously though, have you seen some of the headlines out there? There was a house in Washington D.C. that had 88 offers and 76 of them were all cash! Another headline was a home in Berkeley, CA sold for one million dollars over asking…what in the WORLD is going on out there!? Well let’s get to our own local market-here are some basic stats for King county first. There were approximately 3,094 new residential homes for sale in King County and 3,039 went Pending. In Pierce County there were 1,534 new listings and 1,631 went pending. The median sale price in King County was around: $823,00 which has gone up and for Pierce it was: $480,000 which has also gone up. Now, let’s take a closer look at Auburn and Lake Tapps. Auburn New Residential Listings: 136 came on the market Median Sale Price: $560,00, which has gone up $30,000 since last month-wow!! Lake Tapps Residential Listings: 22 Came on the market. Median Sales Price: $875,000 which has gone up $75,000 since last month! Can you believe that!!?? Median days on the market were just 4 days in Auburn and 6 in Lake Tapps, and there is less than 10 days of inventory in both cities. There were about 28 showings per listing in Auburn and 16 in Lake Tapps. Buyers are out there in full force and competition is FIERCE! The market is desperate for Seller’s!! Now is the time to cash in! So, to summarize, the market is still going completely crazy! Houses are selling at record breaking prices on the daily. Seriously though-there is so many buyers ready to purchase and hardly any inventory which is driving prices up.
