Hi there, we are the Soods and these tips should help you get top dollar. The last video we focused on getting the inside of your home in tip top shape. But this video, we wanna focus on curb appeal. โ€“ This is important, as it is the very first impression your buyers will have when they arrive at your home. First, make sure your flower beds are nice and clean and free of weeds. Adding fresh bark or mulch is always a good idea. Make sure your trees and shrubs are not touching your home, and trimmed up where needed. โ€“ One of the best things that you can do for the outside of your house is to pressure wash it. I personally love my pressure washer. Just ask Gaurav, I pressure wash everything. It is such a simple way to make a big impact. Here in the beautiful state of Washington we get tons of Moss. So pressure washing is a great way to remove it from sidewalks, driveways, roofs, retaining walls everything. Make sure all your outdoor lights are working. Gutters are clean and attached, and any peeling paint is addressed. Also remove any debris or trash as well. And just like the inside, declutter as much as possible. Always remember less is more. โ€“ You will also want to pay attention to the front door. As an agent it takes a few seconds for me to open the lockbox. And this gives the buyer a chance to really look at your entry way while they are waiting. Take a moment to make sure there is not any peeling paint on the door or cobwebs around the lights. โ€“ The next step is to work with your agent on staging your home. If you watched our last video, youโ€™ve already decluttered and deep cleaned, so now youโ€™re ready to stage. 77% of buyers agents said that staging a home makes it easier for their buyers to visualize themselves living in it. And staging will help your home stand out against the competition by showcasing the very best features to any prospective buyers. Also, research shows that professionally staged homes can sell for as much as 10% more than homes that arenโ€™t staged. So now that youโ€™ve gotten your home ready, you will wanna get a professional photographer for your home. According to the National Association of Realtors, 67% of buyers will walk through a home that they saw online. So professional pictures are a must in preparation. โ€“ Lastly, now that your home is already for the buyers, you must have a showing plan. Buyers and their agents may request a showing off your home at any time and you must be prepared. Until your home is under contract it is important to be able to leave your home at a momentโ€™s notice. A few things you can do is plan simpler meals for easy cleanup. Keep a bin of frequently used items that you can quickly tuck away and maybe make plans for some outdoor activities or a day trip. We always joke with our clients that want them to be very inconvenienced in the beginning. That means a lot of showings are being done, which is great for them. Also, find a place to bring your pets during showings, maybe family, or a good friend to take care of them. These steps will help you in selling your home faster and for more money.
